Unfortunately the bank loan market has become really tough, with the banks tightening restrictions, imposing difficult metrics to deal with and applying commercial rates and fees to my property.I've been able to get a basic commercial loan offer, not what I wanted, but what I could get.  1m loan, 5% fixed rate, 5 year term, 1.25% fees and legal up front, and a lot of paperwork and hurdles to overcome yet to ensure I actually get the loan approved.  

The borrower should always ensure they have a solid estimate of how long their project(s) will take and run various scenarios of numbers to select the most optimal terms.

Would you say that if I offer them a two year lease at $1750 would be fair or should I just stick to $1800?

or cash.. and scoop the deals when and if that time comes around again. but I think its fair to say 08 to 2012 was a very unique set of circumstances and other than a one horse town or one mill town or one main manufacturing town.. were the mill or plant closes and real estate tumbles.. we just never saw such a wide spread loss of values..

Forming a Traditional LLC is fairly straightforward, but with any entity, particularly the lesser-known Series LLC, you want your documents drafted and filed correctly.

Ensure that you're telling everyone you know in your personal circle what you plan to do and what you are actually doing. 

I assume the main purpose of the contract is to ensure that any additional training and mentoring does not turn into a waste of time and money for the RE company if the new agent is untethered and decides to leave for another RE company.2). 

I am fairly confident his 'client' is like his brother or something and they know I'm a foreigner who isn't in the US that I might be naive enough to take their offer.
