We prefer small multi-family; however, this was a good base hit type opportunity to kick-off our long distance investing in a great elementary school district.

I'm fascinated to see how these seminar scammers handle any downturn when lending constricts and people aren't as optimistic about something like real estate and willing to drop $20k+ on credit cards from a 2 hour stage upsell.

HS has terrible ratings but elementary school is good.

I have two questions for OOS investors in rentals:1) When you were at my stage (newbie, self-educating and ready for your first purchase ever), how did you choose the area/city where you ended up buying your first property?

Hello, this is my first post and I'm in the initial stages of learning about real estate investing.  

If you project manager it right and the modular company is not swamped with work it should take you 3-4 months to go from basic land to installed and buttoned up duplex ready to rent.Rent out the units except for 1, make sure you find out what people like, what they wish they had and see if it is cost effective not to design the stuff that would make them rent faster and or for more into future units.Now post all over that you have rentals coming on the market, show off that empty one (maybe stage it) and use it in marketing.State in the marketing and let those looking know that the new units will be ready in 3-4 months (depending on a viable build schedule).

Also, I have a small paragraph in my lease restricting littering and staging garbage or items outside.

Like I said, this is our beginning stage.
