Maintenance and cleaning costs can significantly vary based upon how a particular guest treats the unit.Research your demographics and determine exactly WHO your market is and what you can expect from them.

If they do not pay market rent in an area, I could see why some might refuse to rent to a voucher holder.Depends on where your at on the demographic side of things.. out here in Oregon 90% of section 8 tenant are white or some version of it.bad tenant is bad tenant.. 

I guess time will time, it's been about a year so far that I have started to rent to S8 tenants.Keep in mind, you don't want to rent to S8 tenants in B+ areas....I would obviously love to avoid S8 simply on the basis of avoiding inspection however if the area's demographics are in favor of that population, go for it.

REI meets are a great way to find them along with invaluable information on how to find a home, estimating repair values, finding comparable homes, where you should be targeting, demographic of these areas, insurance and legal aspects, profit margins.

There is a lot of information online in terms of growth, demographics, etc.The less expensive areas tend to have pretty old houses and there tends to be a trend of deferred maintenance.

In general, the higher the demographic of tenants you can get, the better your cashflow.

Tyler has peaked my interest as a starting place because the demographic/work force seems to be a bit younger from what I have read, and UT is launching their medical school in the midtown district, which I think is going to bring in more population, business, etc.

He literally has 15 books all saying the same thing but claiming to have an extra secret that applies only to a particular demographic when the entire thing is exactly the same and could be explained fully in a 20-page booklet!
