I have reached out to a couple investors who specialize in fire damaged homes and I’m seeking advice to further expand my reach and partake in other creative exit strategies.

House hacking is tough to cashflow in year one (with current house price run-ups and interest rates) for a couple reasons:1.

Most of my rentals are section 8, and I prefer it.

@Russell Brazil,I understand your point about DTI, but I was thinking more about the fact that we would exhaust a significant part of our savings to buy the multi-unit first and would likely have to save extensively for a couple of years in addition to what we might cash flow from the multi-unit to have enough to buy our single-family home next.

Get them out asap, and get a new agreement or write in your preferred language.
