@Kourtney Post if you currently do not have a FHA loan on your existing primary the option Larry pointed out is a very good one.Also be cautious your probably under capitalized to be buying a rental... the house hack works because your payment to live goes down.what happens when your tenant does 5k in damage and you use half or more of whatever liquidity you have to stablize and re rent.. this is reality some get very lucky but if your buying lower end rentals that cash flow cash flow in lower end comes with added risk and exposure to tenant damage

I hesitate to evaluate a deal based on potential short term rental income, because then I have to always be making short term rentals to cover.The best deal would be one that rents decently to a normal, lease-holding tenant, and rents really well on a night for night basis.Also, do be cautious of the legal climate in your area.
