I spoke to a local agent based out of Toccoa and she seemed to be very upbeat about it but I wanted to take opinions from investors who actually own rentals out there.

Which caused lots of guests to pursue extenuating circumstances claims, and a bunch of local hosts had cancellations forced on them by AirBnB. 

It could be due to local laws as to how easy it is to get rid of tenants if there is a problem. 

Just keep in mind that any state or local statutes supersede the lease if they conflict.
