We do have code enforcement here, but they are just concerned about the signs we place on city property (medians, next to street lights, etc).  

I did make the mistake being a new investor and working with a brand new realtor I put a bid on a property that was owner occupant only through Homepath with no intent on moving to NC.

So I'd like to play devils advocate against myself here and see if you could help me see the light or where my logic is flawed. 

Additionally, cash flow post refinance looks to be light which makes me question the ARV assumption.

I would also make sure you have motion activated security lights.

Houses that look very similar on paper (same neighborhood, style, square footage, year built, beds and baths) can have very different market values depending on things like interior light, flow, ceiling height, privacy, yard space, neighbors, curb appeal, master bedroom size, kitchen counter and cupboard space, parking options, driveway slope, proximity to noise or businesses, parks, schools, etc. - to name just a few things. 

Have you priced out the permits and how they differ for a brand new structure (the Boxabl) versus renovating an existing structure? 

2) should iget a decent looking house with light/medium cosmetic work thats needed?
