My goal is to create a wholesaling business with the intention to automate so that I can focus on flips and rentals.

They will also effectively utilize the labor of others and systematize/automate all processes.It is at least a business that will have rapidly growing demand in the coming years that will be less cyclical than some other aspects of RE that depends on adequate inventory, price cycle, economic cycles, etc.

I plan to create a "lifestyle business" of investing in real estate, meaning that I hope to automate as much as possible once I get established.

@Youdo Thirakul ,    please check the roof, and also try to go and see the properties available in the same subdivision,  if you are flipping the property  you better offer better look than your competition,  the Automated Valuation Model (AVM) on RPR is $244,000,  we always budget 90 days from the time we buy it and the time we sell it, 

The more I look into wholesaling the more I realize that much of it is striking a balance between automating and legwork. 

I know there's an AirbnBust situation going on, but I've been following experienced hosts like Sean Rakidzich from Airbnb Automated.

Hence the reason why even extremely experienced hosts like Airbnb Automated are having empty calendars, but eventually around 70%-80% occupancy.
