My first suggestion is you get the foundation evaluated by a foundation contractor.Some items about San Diego:There are entire areas of the city that were built long ago that used beach sand as infill. 

My wife and I have been visiting the Myrtle Beach Area for over 10 years now and  we are thinking about starting off our real estate investing venture with a property in the North Myrtle Beach Area. 

For example, in Miami Beach the city itself restricts STR in the vast majority of buildings.

With $97k in NOI, the $1.685mm purchase price we have actually isn’t bad (6% cap rate 1 road literally right off the beach, 5 min walking with beach views).

If you were in other areas of Orlando and they were coming in for a funeral, sporting event, to see family, go to the beaches..that is really where the connection is made if you get a chance to meet them.I'm quite familiar with many of these communities, some perform much better than others and there are many factors in deciding other than purchase price.

The beach is 2 hours 1 way and the mountains 2 hours the other.
