If you have a multi-family property, then you have to figure out how to make the tenants share the responsibility or you hire someone to handle it for them.You have to consider insulation, maintenance of weather stripping on doors and windows, servicing the boiler/furnace, winterizing sprinkler systems, disconnecting garden hoses from hose bibs, and much more.It's very risky to manage rentals from a distance.

After this experience, I wouldn't even consider if the property wasn't in a landlord friendly state. 4) Hire a contractor based on value, not price.

So even though I could qualify for new financing based on the anticipated rental income of this new house across the street, I don't have enough saved for the 25% downpayment anymore.

I would definitely buy more from them but the waiting list is frustrating and it’s hard to buy in specific areas from them as it’s based on what they have available when you hit the top of the waiting list.
