@Mark Gliebe, Imagine the chart as a one gigantic titanic ship with 24 floors and you are seeing a glimpse of a iceberg in Seattle (first MSA city to be in the red).

I sure wouldn't suggest you go into a joint tenancy on title with a seller or put purchase terms or covenants on any deed. 

That being said, I typically have such paperwork signed in advance of me ever working with you as a buyer vs risking wasting my time with you only to have you jump ship later.You could switch and find a younger, more hungry agent that will have more time and energy to devote to you.....but how much experience will they have?

Hi @Tim Pagano -- depending on how many new buildings go up - I think it'll be a rising tide lifts all ships scenario, driving up rents all around.  

I live in Long Beach and the city requires either the primary dwelling or ADU be owner-occupied and it must be a recorded covenant attached to the property.

@Tyler Frost there are plenty of imported lines where everything is stocked here, and you shouldn’t have to wait 2-3 weeks for additional parts, if you are in middle of a job (at least my customers don’t wait that long), most of the add ins can be shipped via UPS, and released from the factory within a day or two.

Where I am located, in addition to calling the county I always read the neighborhoods restrictive covenants (if it is in a neighborhood) to make sure I am good from that standpoint as well.
