As far as investing keep researching opportunities in your area,, Farmington is a close community to Minneapolis, so your area has a lot of potentialYou could also look into becoming a member of the Minnesota Multi Housing Association , MMHA. located in Bloomington so your side of Mpls.. look it up on the web. they have member services that include classes in property management, leasing, maintenance ot mention a few, and have a great member based meeting where investors market properties they have for sale off MLS. the membership cost is relatively small for what you can get and they have listing for career opportunities that are put on by property management companies that are not listed on other sites. and you could list that your looking for employment opportunity also..

If your financing contingency had expired, we don't know the exact language of it, and you were indeed clearly in default, the title co. would really have no liability to you, since the EM was legally forfeited.
