Difficult to give you a realistic Dollar Per SF for construction as it's heavily dependent upon costs of permits, utility connections, etc.

I put an offer on a triplex in south philadelphia that needs rehab. the zoning turned out to be RSA (SFH) not RM1(multifamily) but they have city permits for triplex and is currently rented.

I went to city to pull permits for renovation, I came to know that the current zoning is Single family.As the utilities are not there on the property for more than six months, the City saysit lost its grandfather clause as Multi family.Through attorney, I have applied for variance to continue as Multi.I have the city hall meeting on October 1st.I would appreciate if any one has any advice on how to present at the city hall.ThanksTSReddy

In order to do the work, the plumber would need to get a work permit, and the plumber said it takes a few months to get a work permit these days!
