I've done a few of these that didn't work for rentals (too nice).For my tired landlord SFs I usually put 10% down at 6%. 

Does it really produce buyers, or just "tire kickers?"

Yes sweat equity and a good pair of shoes (or tires) will build local knowledge no doubt, but even then, it's a bit hit or miss, and more of a challenge for out of state investors.

Then by #4 or #5 you can hit them with an "Aren't you tired of your tenants" card.

My neighbor is a deputy out there and he can eyeball property for me.Just analyzing trends I see people are now having to deal with that pesky non payment of rent, evictions or just plain tired of living where they live and don't make 3x the rent to live alone.And returning citizens also need housing.That market never goes away.Once again thanks for the advice, I find it helpful.E :-)

We have all types of equipment that include Pick up trucks, tri axle dump trucks, skid loaders, back hoes, and rubber tire loaders.

But it didn't take long where I basically made the decision that I didn't want tired, run down property.

My uncle is tired of managing it and wants to sell/cash out (pay capital gains).
