If you move into a new location take photo's and note condition of apartment on a move in sheet so you have reference at move out of what you originally had, and ask new landlord to either fix what's wrong, or reference that on a copy of your move in sheet.

Big auto manufacturers are locating new facilities in the South AND the weather is better.

Plan to put a lot of time into locating your first deal.  

If the numbers make sense and your team (GC, lender, agents, etc) is good, I don't see how this won't work out well for you... oh yea, forgot about location... that helps!
