My former firms wants all their kids to be Doctors regardless their real drive. can't be that artist or music teacher. 

The home is in a college town and I could potentially rent it to college students.  

I just got off my Coaching calls with some of my students, and one just locked up a 42k Wholesale deal, and another just completed his 18th wholesale deal so far this year.  

There is a shortage of housing due to the influx of Cal Poly's student population over the past several years (currently over 20K).It is a great place to live though.

A few years ago (2014-15) I had terrible credit (mid 500s) and barely any income as I was a full time student.

I have a couple of properties I've house hacked into a couple of spots scattered in Morgantown, WV and Charlotte, NC, both great markets for student housing and population growth, respectively.

I've been in the situation where I had so much debt in the form of student loans, credit cards, car loans, mortgage, boat loan, etc. that at one point I had to stop and say "I know I like nice things, but all these nice things are costing me big opportunities."

This is a summer internship and I'm just a college student.
