@Jonathan Bethel - I did try to start up a sub group of the CREIA main group but only 2 people showed up.

I am relatively new real estate investing but have done my fair share of researching and am now looking to start up my business centered around wholesaling then work my way up to Fix & Flips, Holds, and Rental properties.

Every time the water and gas accounts are started on a new acquisition where the copper plumbing was stolen, I still get a minimum bill for zero usage (after subtracting the customary one time account start up charges).

I ended selling it to find a startup that ended up not working out.

@Phil Wells a coworker of mine, an executive at a medical startup, did just what you mentioned.

GP is very sensitive to PM fee as they have to return the money back to investors :) but pop and mom investor don't too sensitive that, 12-13 % doesn't make real differences if PM is extremely pro-active.Also there's this turnkey startup that's also offering PM as part of the package, with the rate of 15% in Texas.
