The bike lanes were just completed in my neighborhood a few weeks back (much to the chagrin of nearly everyone that lives here).

I'm in escrow on an 8 unit in Broward-- 2 week contingency period--  fort lauderdale.

If it was a good deal it would have been under contract within a week .

I was about to sign with Country Financial on a personal policy (bundled with my auto) when they told me yesterday that the policy they quoted for this passed week will no longer work. 

I pull out the cash, BRRR the property and pay it back in about 6 weeks.

So I mail the payment about 3 weeks ago and the payment was lost in the mail.  

Sourced the property on Thursday, negotiated over the weekend, and was signing papers by the following week.

Sometimes depending on the county and type of auction you may only need to come up with 5-10% the day of and the balance a few weeks later.

Many of the units in our complex are vacation homes so these "reserved spots" sit empty for the majority of the week.
