I need to save up some cash quick   If you are finding properties that fit your model, but are short on capital, consider offering opportunities for investment to people in your network who have capital that isn't earning anything.

Private money may cost you more in the end, but as long as you know the terms and are fine with it.

The construction cost seems cheaper than I thought.HELOC is a good option for short term funding.. and there are max limits.. may be $400K or $500K something you should consider since it exceeds your expenses.

Is this purely a market appreciation deal that you're meant to hold onto 10+ yrs for it to make sense on paper?
