The bottom line is you can't make a seller sell, even when it's a bank.

We have 10 doors now and the cash flow is fantastic but you need to take time to understand the market, identify strong deals, and avoid the crappy wholesalers trying to sell you garbage.Happy to answer any questions you might have.

You can work at RE as many or as few hours as you want to....But do you want to help others buy/sell houses, or are you going to be an investor?

We are now disabled and maintaining the land (in city limits) is becoming too much, AND property tax values are TOO high, due to a few lots that keep selling and owners later finding out new fema guidelines have made lots unbuildable.

I've found many excellent wholesalers I do business this way.Another approach...just Google "sell my house" in your area and there will be at least 3-4 paid ads, and dozens more unpaid that will pop up.

Which raised some red flags for me.My concern is I don't know the real reason why the seller is selling the property. 

Hi all,I am located in North Carolina and am looking to have a builder build new construction and then I sell it once complete.

In fact, my dk plan for a long time has been "identify the property in foreclosure, DK 5 properties either side of that house as "a realtor in the area saying hi", then have a difference conversation with the owners in foreclosure, so it is targeted rather than needle in a haystack.
