It looks like I could safely get away with renting it for $1100 in this area based on CL and current Zillow listings.

I might be able to get away with doing 1 or 2. 

In my area - i can usually get away with the first $50-75 of each repair.

@ AndrewThat was a good tip you threw at me ,you are right ,if i am doing a heavy repair i should expect any big ticket items showing up in some time ,so i can reduace the capx to 5% .What do you normally put for CAPX?
