How are you going to be sourcing your deals? 

I know Delaware is small, but you should pinpoint three neighborhoods so the best realtor for those areas can be sourced.

I do all the managing, sourcing the deal and selling the property and they pay for everything.

(I'm patient and will need an extension anyway due to my K-1s) I have been trying to find a new CPA for my 2021 taxes and so far the only ones who have real estate specialties that I have been able to get a hold of are those who assist active investors who structure the deals as a GP or RE investing is their main source of income.

You’ll find that this forum and the people who frequent it will be a never ending source of info. to speak to your question of where to begin, depends on where you want to go. 

Best source (in markets that have no rent control) is either a realtor that deals with investors or a property manager.  

The storage unit next to the garage will also get a face lift and be turned into a workshop/studio to provide a third source of income from the property.

Multiple income sources in a single purchase.

I have scouted several possibilities but wanted some advice on how to source a duplex in this area.
