I have built over 200 ft of block walls (slump stone), retaining walls up to 5' tall on the property line, planted food trees (including my prized Hass Avocado), block and rock hardscape, designed and installed all irrigation, put in the sod, etc.

I would think that the bigger thing would be to show that the house has been converted from a duplex (or B&B) and into a SFH.

sell: keep most of the money and sub-lease to Air b and b: it will be a lot cheaper and you can do very well from a cash flow perspective.
