Repair estimates to bring up to homeowner or rental standards? 

Typically I repair my own appliances, however, I believe the problem is beyond my knowledge. 

I was wondering if it is normal to show the seller the breakdown of the repair estimate to explain why we are offering what we are for the property.

I need to know if any minor repairs need to be done, because if I'm doing Subject To and Lease Option, the house repairs from what I've been told should be minimal to no existent.

Include a provision about paying taxes, insurance, repairs, etc. to become part of the balance.

They have a rehab lien on the property that requires repairs to be done in a certain timeframe to get the property up to code requirements by the city of Detroit. 

I’m wondering how I can estimate repairs?

The disclosure specifically says no water leakage, accumulation or dampness as well as no repairs or attempts to control any type of water.   

This is probably bad advise but here’s my opinion ..if he’s a good tenant otherwise and pays his rent and he’s doing tasteful improvements that Add value and maintains his repairs why would you want to drive off such a tenant .
