I'm a sales guy so I'm ok with rejection and taking time to build a funnel up.Starting with minimal capital for now so I guess playing the numbers game is the only way to go about it for now.

I expect that after using Buildium for a while I will migrate all the accounting stuff to Buildium - but for now I am using it for maintenance requests and tenant screening only.I rejected a number of competitors mostly because they did not fit my needs, but they would fit other peoples needs.In the past month or so I have been very harshly criticizing RentRedi. 

I work from the perspective that every person is going to reject me, so I just expect it, so it's not big deal, and when I get a positive response, then it's a high point.

What are you going to do when the lender rejects your offer and closes the file?

I've put in 2 offers, (1st at $48K, 2nd @ $61K) both were rejected as too low and I was told that they would now "close my file".

In the past week, WF has rejected two of our Option Contracts.

Even if there was a Seller out there that was soooo far out of touch with reality to list it at this price, the "market" would reject this home's price on the basis of no one putting an offer in.

They will definitely have a harder time while the Investor's property is on the market, but if the investor is offering at below market value, it won't last long.I understand at what you are getting at and agree as the everyday Seller is not helped by the Investor when the Investor's property is on the market, but on the flip side, the Investor probably bought a property at a lower price that the standard market was rejecting and if it wasn't for the Investor buying, the property would continue to price drop till it finally found a standard Buyer.

And then think this one: What will you be putting into the rejection letter for Candidate one, if you do not offer them the place?
