I do recognize that past performance does not guarantee similar future performance, but San Diego has many decades (at least 5) of outstanding appreciation and the fundamentals are very similar (geographically constrained, great climate, diverse jobs, housing shortage, etc,).

I immediately recognized the new landlord (me) doing the "landlord two step", trying to convince the judge he wasn't a "typical landlord (I think he actually used those words)", and said he felt sorry for the tenant, and did some political posturing (that made the crowd laugh), and made the bailiff and judge look at eachother with these astonished looks.

Also - they factor in much more than static past sales prices into their guess at current market value, allowing for appraised values to be higher than past sales.First it's important to recognize appraised values are not the same as fair market value (which is the truest value of real estate).
