It's difficult to say without seeing the place, but my first reaction would be to leave it as is, or perhaps convert to a 2br if upstairs bedrooms are truly non-functional.

You can have your partnership agreement, you can do other agreements as well that can govern most any issue, change orders, punch list, time frames, who hires and pays subs, insurance, profits and other issues.Who you partner with always makes a difference, but I'd think as slow as construction is getting a decent partner wouldn't be too hard, just be in a position to hire and fire if necessary.Adam, sorry, missed the insurance question.

I have a piece of property in California that has around 3600+ acre feet of water rights (have had it for about 10 years, but just "discovered" the water rights)...I would like to sell all or a portion of the rights on an annual basis, or lease the property (13+ acres) including the rights.Hoping for some leads on how to go about this, where can I list the rights for sale, how to ascertain the value, etc...The property also has mineral rights (patented gold mine) any advice on leasing the mineral rights would be welcome as well...I'd also look into a partnership, etc...to start making some cash flow with this property.Thank you!

It turns out that this new member has a sister that is also on BP, and the 2 of them are looking to get into real estate investing together.A few emails led to a discussions over coffee and may now lead to an investing partnership in the near future.I didn't get the opportunity to contact the two new members south of the border as another new member from Vancouver had introduced himself on BP and we also got together this week for coffee and a long discussion on investing in the US RE market. Thanks BP for expanding our network and bringing a bunch of like-minded people togther!
