New to RE: Partnership or solo Real Estate Business?

My husband and I are starting a Real Estate business, should we go as partners or should one of us be sole owner? Only asking due to information I read about partnerships created different tax requirements. If sole owner is better, should I be owner for the minority women tax breaks?

We live in NYC, but will start acquiring property in the south so does the taxes work where business is located or location of business?
