According to Richard Duncan (the author of that book I mentioned), Japan is never going to be back up, 'cause the same Japanese organizations are outsourcing their Car manufacturing to China (one example) already and so are some of their other industry related operations...Your take on Deflation and Depression is something I support Totally.

I would want a site that allows buyers to submit their information on the property they want to sell, and so far, I've only seen companies that charge $500+ plus $50/month for setting that up.Dan,I think that setting up a site to generate "leads" is a waste of time for most investors and real estate agents. the amount of energy required to drive local traffic to that site is almost a full time job.

I don't see how the economy of scale eluded to in this strategy can be effective unless managed in a way that organizes the sales in a concentrated area.

My point is, to list or sell an existing resturant, you need to understand the business, not how to cook, but work flows, storage reqirements, placement and uses of equipment, traffic flows, health regulations that are property issues, etc.

The property was owned by a charitable organization that housed needy families who didn't pay rent, or paid very little and received section 8 help.Unfortunately, the remodel has taken a little longer than I expected but I am sure that with a little patience, I will get them rented.
