My partner and I each attended real estate school and passed our AZ tests, however we decided only one of us would hang a license, granting us both MLS access (very beneficial for comps) as well as some flexibility in terms of DNC lists.

So far, I've not heard of fraudsters setting up an entire fake title company branch, so if you walk in and it feels like a title company and has a bunch of middle aged women in cubicles typing away and talking away on landline phones, with other couples and babies in strollers hanging out in the front waiting area type place, it's probably a title company.

That is a neat thing about buy and hold rentals--you don't have to hang out there all day and watch them, freeing you to research.That said, I think it is not the numbers but the interest and passion in REI that may be your largest challenge.
