Is SF/Capita high (over 10), and if so, does the demand of that market justify it? 

Hi all - my business partner and I have found a nice property we are interested in and are trying to decide between a conventional 30 year through our lender, or the owner financing offered by the owner, which is as follows: Price is $280k, would need to put 30% down and it would be amortized over 15 years at 1% below market rate.

I believe that to be the most common practice at least in my market.

What should be right way to find these investor buyers in the market?

We can't disclose as we are working on off market transactions.

Most investors I come across say you should make your initial offer at least 75-80% below asking price. 

Although your initiative is commendable, I don't recommend submitting offers without first determining how you can fund the deal.Lastly, I do not recommend keeping the owner on as a tenant.

Look at their marketing strategy.

With being new your listing presentation/marketing plan is key.

One downside is that if they are already paying below market rent, you will probably never catch them up with rental increases.
