Keep in mind the majority of these ideas for a future home I've had in my head for years, so the likelihood of me NOT doing one of those things for my first house are very very slim.With all of that being said, any opinions/advice/recommendations on my ideas?

I work as a Bicycle Mechanic full time, I am in college at Ferris State University with a double major, Mechanical Engineering Technology and Business Administration, and am also working on a real estate certificate from the university and at the end of attaining that also getting a brokers license.
