My clients are picking up some pretty good deals right now...knock on wood!

I have put together a pretty decent rental portfolio with mainly subject-to financing.I started out knocking doors of pre-foreclosures and sending letters to the same list.

They've received plenty of notices and almost always a knock on the door and maybe a knock more than once. 

Yeah that book is on my short list just wish I could knock out all the books they keep recommending.  

If it was you, would you wait until the property manager's maintenance people were available, or would you call up a local handyman and get the items knocked out? 

The investor wasn't paying attention (and apparently neither was his brother in law) and the investor swung a heavy machinery bucket around while working and knocked his brother in law off the ladder, breaking his neck and killing him. 

Also looking for a good contract template and door knocking scripts.

We ensured certain items were fixed, or received credit for future repairs, knocked $10K off asking.

Maybe knock on some neighbor's doors and ask if they ever considered selling.....but realize that in order to fulfill your goal, you may at some point be forced to pay more than you want in order to acquire a specific house.
