If you are new to investing and need help to fet started maybe a good course will give you a push in the right direction, but i think in this case  maybe there are better cheaper ways to first understand what the opportunity really is and if it is right for you and your goals/available resources .

. - My wife and I have very good jobs and I have no doubt we will always pay our dues to the seller, even if the property doesn't rent for 3 years- The seller (an LLC) has done multiple Contract for Deeds and has their process down.

Managing our rentals is our full time job because the cash flow from our rentals more than replaces our prior combined corporate job income.  

Today I sent out a 12 unit, multiple duplexes, flips and rental opportunities, and more. 

My wife quit her corporate job a decade ago and got bored, so went back to work part time for a hard money lender. 

We both have W2’s jobs for now as we growth our real estate portfolio.We are excited about this new journey and connecting other members of this group.Hopefully we could connect with someone who could be a mentor for us.

In real estate it seems the more you talk to other people the more opportunities open up.
