You can still offer a commission to a buyer agent and if you work out a deal with your broker, they will likely minimize the commission they will take.

The reason funds come into a market and pay retail, is there are not enough "deals" and they are betting that retail or slightly over will work out over time because of appreciation.

As all three of us here have said, there are so many variables, that if you feel you do want to give it a shot, realize we are doing 100% of the work to finding them, peeling back the onion, getting them transferred to the new servicer, checking for missing assignments & such, starting and completing a workout process, selling the note or property, and ultimately making a profit.

overall, 600 isn't horrible because the work is labor intensive, not very DIY. screwing up is definitely a problem due to the potential stresses put on valves by the weight of the radiator, threading it wrong, pipes needing to be manipulated into place for the new valve. sometimes an old valve can get rusted in place, which another ordeal...valve replacement can be a massive ordeal.
