Adding to what everyone else is saying, as long as it is habitable space (finished floors, walls, and ceilings, heated and cooled, smoke alarms, egress) your probably fine to add some bunks.

No real harm in renting it out for up to 36 months if you feel your market has a little more appreciation room.  

It did encourage me to take minors in Electrical & structural design & I co-habitated with a great architect for several years.
