So they need to make sure you have skin in the game and that they won't be burned too bad when you default and they have to sell it...I will never understand why people don't talk with lenders FIRST instead of just asking strangers on an online forum.

You can buy a homepath home with a mortgage that requires 10% down or you have can use HML to acquire a property and fix it up, but you still have to come up with "some skin in the game" of 10% (purchase price or rehab costs, sometimes both), then you will have to re-finance out of HML into a conventional loan since hard money lenders only want to lend for about 6 months and they want you to have multiple exit strategies such as selling retail or refinance.

Fist off the lender will not finance 100% they want you to have skin in the deal and now do you have reserves in case something goes wrong and do you have closing cost, insurance money.Joe Gore
