I would like to offer the best "relational" way to handle this situation - which only supplements and doesn't substitute for Nathan's approach.First, have the persons you are buying property from notify tenants of change in ownership as soon as offer is accepted. 

I'm planning on using AirBnB/VRBO for the STR part, and probably use something like this for a longer version of STR to supplement the slow parts of the year with 30+ day stays for traveling nurses or other working professionals.  

To clarify, I understand that I may need to supplement my grandmother's bills with my own income, however from a financial perspective, my family gains more from preserving her funds than the the amount I would lose every month. 

A 1031 exchange can be an option in the future if you keep this property as a rental and then at some later point decide to sell it.All of this requires a one-on-one planning with an experienced real estate accountant rather than a generic online discussion like we're having. 

It's generic, people don't care about that, and it will only work if you're sending out thousands of mailers.

The possibilities are endless and I personally believe becoming a realtor could be a good way to supplement my current income.

If you looking in NuLu or The Highlands, everything looks different than if you're investing in say Shively or PRP (and likely by a factor of 2x - 3x).Generic numbers on the items you listed are likely to be very bad if you do not base them on the specific location and property type you're interested in.Is there a specific property or area that you're focusing on?

The bank I found that does mortgages as low as 30k tells me (a month into the process) that I can't use funds from my LOC or a gift to supplement the closing costs.

On our Supplemental Income report we are profitable as well.Will lenders be more interested in business income, supplemental income or would they treat them the same if they are both profitable?
