How do you screen applicants?

We have mainly invested in buy and hold MF rental properties.After analyzing the area it seems like most of the rentals in this area are SF.With Texas being so vast and flat I can understand why there's constant development.Factor in the major influx in the state and that equates to even more future growth.

I was replacing carpet and ran into major issues with the subfloor not being level/flat, so that's also something to consider if your situation is similar.

We had a tenant very quickly properly screened and so on well they have to leave and the property only cash flows 183 renting for 2050.

Is the site flat and are their drain gutters running water away from the garage?

Project should take about 8 hours, and I'll pay a flat fee.
