Maybe in your neck of the woods you need an Architect's stamp, but not everywhere in Texas is that true (where the OP is located).

Though much of the city is in OPS, avoiding it is wise when possible because OPS is among the worst school districts in the country.

OP here, got some legal advice from a lawyer.

Might be of note that we are not local to Raleigh any longer, so the more we can trust a PM to handle day-to-day ops well and act with our best interests in mind, the better!
