Make sure the property is ready to view, as many prospective renters can't see past work being done on a property.

I would want to talk to the PM anyway to see if they’re seeing a common reason/complaint why the prospects are not biting after the showing, or is it just that the applicants do not qualify or the price is a little high.

During the rehab time I find prospective tenants and share with them what the property will look like when finished, price, etc.
Account Closed I can generate 40-60 leads through door knocking a month....

That might sound low but if you work full time and have 40-50 prospective sales to sift through it's not that time effective to do more than a few.
