Buying 1st Rental - Existing Tenants?
I found a duplex that is listed for 95k, has renters currently in both sides for total rent of 1250/mo. I bet I could get the property for around 85k which would put it well above the 1% rule, but Im wondering for my first rental if it is better to have it fresh so I can find renters myself? Or is it a benefit that there are already renters there and I dont have to go find some? Is there a way to validate if the renters are "good" - like paying every month?
