There are many different areas that are good for single family homes around you and other bordering cities, which you will not get catch with HOA fees are anything that will increase your monthly costs.

Here in Delaware, I have not heard of a bank only willing to lend on the purchase price after renovations are complete.

Account Closed  in other countries they are having terrible times with work force so you see them import the work force from other countries.. we don't have that issue with our Mexican border and that work force.. but other countries defiantly do....  

@Christine DanielsI would first start by reading the landlord tenancy legislation for the jurisdiction (Delaware?).  

It all depends what happens with the border.  

Why do terms seem so much better north of the border?

It's been 3+ years and I still think it's a good deal but I'd like to get some second opinions.The property is a 3/2 SFH, split plan with attached two car garage on a cul-de-sac in a small neighborhood near Pensacola Florida. 

It borders the park - but i don't know if that is always a good thing.I'd appreciate your thoughts.
