Run it like a business and it will pay you like a business.Third, when holding property in your own name, if your insurance has to pay out, it means litigation was brought and you lost.

It sounds to me like you need to get into contact with your agent, have them explain what your insurance will and won't cover and maybe hire a litigation lawyer to help you.  

More importantly, they may leave out important clauses that affect the transaction, which can lead to costly litigation, or non enforcement of contract.
