Tell her that the expectation will be that it is clean, all trash/contents/food items removed, and placed in the exterior trash bins with no furniture/boxes/items left on the property (translation: don't dump your junk in the yard). 

A tenant didn't have a lot of furniture so we were able to wipe off the walls, and then touch up the wall where their couch was pushed against.

They would like to leave a stake in the business for all the children in the family. 

The stairwells are very large and spacious, which can make it easy to get furniture into the building and units. 

Though some may not like the way I say this, tenants are like children...if they sense that they can get away with something, they will.
