After 6 months, I strongly suspect that the tenant brought BB in on some furniture or clothing, or their friends brought them in. 

Change the signage of the apartment name and also improve the leasing office like furniture, etc, to make it very "office" like. 

You should be compensated for sourcing the deal, and setting up the rental, coordinating purchase, rehab, furniture and furnishings, utilities accounts, etc, etc.And then separately compensated for ongoing property management, of a property that has been set up as a suitable rental. 

I believe it has been winterized, no furniture inside and appears to be good shape with no major issues.

If we rehabbed the inside, our goal would be to make it look as close to new without spending too much by using materials and furniture we already have available or that we could get for free.

This means they can move furniture in without asking you, change things around they don’t like etc.
