Why would you sink money into it and not be assured that you can get the money back out in the end.

I'm not sure if you're suggesting that selling your current home would be a contingency in this deal, but I can almost assure you that no bank is going to allow you to put an REO under contract with the contingency that you sell another property.

I can assure you that this is not a "game".

Most of the investors who have purchased houses from Empower Group/Property 23 tell me that they were assured that the houses were either rent ready, easily rehabbable or had been rehabbed.

If the buidling and/or borrower is low risk, then the interest rate on the debt should be lower since the debtholder is more assured of being paid back.

And because I own a big majority of these properties free and clear, I speak with my insurance agent every few months to make sure that I am properly covered and she has assured me that I am over insured than under. 

Certifications assure an individual’s qualification to perform a job or task and are typically issued by universities or agencies appointed to safeguard public interest.  

My discomfort with that approach, and I have explored that route, is the "if" - if you had assurance that all your money could be at work all the time, that would then seem attractive.

Our property manager also helped to assure us the area would be easy to rent, and within a year we've raised all rents in all 4-units beyond what our property manager had projected.
