Finally, does anyone use sites like Angie's L- for sourcing contractors or is it strictly word of mouth. 

Do you need to be officially under a broker to access the MLS or can you get MLS access once you get licensed and are looking for a broker to work with?

I have heard others say they do this as well, but how exactly do you glean this information from the assessor's site alone?

My second tip for you is that you familiarize yourself with current bid, bid deposit, bid increment, and counter bid.

Does anyone have a tip on making it better? 

I will have multiple tenants and running my home as a legal business, but especially because of the higher turnover, I want to be prepared by creating an LLC to protect my business, and to employ some part-time help with the management of the property on-site.
