We are taking it slow but currently have a trip planned to sit-down with the agent we have lined up and he has agree to take me around and show me what fits into my plan I have outlined to him in a previous phone conversation.My feelings are that you can easily expand into this area but my only recommendation based upon your primary jobs is to take it slow.

Then after collections, no one pick up the cans for days, The irony is the garbage fits in one can for each type if you rent to young people with little garbage to start with.

My approach is nearly always that the best path would be to sell your SFRs and 1031 into a larger MFR where you have lower per-unit purchase costs, efficiencies of scale, and the ability to force appreciation.I know Seattle is expensive, but I'm sure with some work you can find a property that will fit the bill.As far as where you're living now, stay there.

The reason is I know which lenders: do a good jobstay on top of the necessary tasksknow how to be creative within the rules (some people don't fit into the standard mold of a buyer, and some lenders don't know how to get them approved, and some lenders know how to get them approved)and which lenders can actually close deals.
