I have an electrician friend in KC he looked at the bill and said this is more than an electrician makes in KC. 

Trade jobs like electrician- 4 years paid apprenticeship and 100k a year, after qualification all you need is a high school diploma.

If you can become a plumber, or electrician,  or learn HVACs-- think of how much better that would align with your goals of real estate?    

If I was in your shoes I would consider getting into a trade that would help with real estate investing, like HVAC, plumbing, or electrician.

If you are investigating jobs that do not require a College Degree, and you have some ability to work with your hands, I would suggest looking in to becoming a Welder, Diesel Mechanic, HVAC Technician, Electrician, or Plumber.

I have built a list of contacts I have worked with like plumber, handyman, electrician, etc. and call them whenever a tenant reports something.

I invest time to maintain good relationships with my handymen, electrician, HVAC, Plumber, and carpenters, so that when I need them, Im not just another job to them.
